Multi-Phase Affordable Housing Renovation in South Atlanta
DNA Workshop partnered with Georgia-based developer Integral to lead the renovation of Villages at Carver, Phase I, a 226-unit affordable housing community located in South Atlanta. This effort marks the first of five planned phases aimed at modernizing the development and elevating the resident experience.

Upgrading for Longevity and Market Competitiveness
Originally constructed in the early 2000s, the property required substantial interior and exterior upgrades to remain competitive with newer housing options in the area. While the buildings retained solid structural bones, the finishes, systems, and shared amenities were in need of modernization to meet current expectations in the affordable housing market.
DNA Workshop provided full architectural services, coordinating closely with the developer and local contractors to ensure an efficient and well-sequenced renovation process that minimized disruption for residents.




Design Enhancements Focused on Quality and Comfort
The renovation focused on improving both aesthetics and livability. Inside the units, DNA Workshop replaced outdated materials with high-quality finishes including:
- Contemporary cabinetry
- Smooth ceilings (replacing textured ceilings)
- Granite countertops in kitchens and bathrooms
- New flooring, lighting, and interior doors
Exterior upgrades included the design of a new outdoor pavilion and the renovation of the community clubhouse. The updated clubhouse now features dedicated spaces for an arts and crafts center and a computer room—creating more opportunities for resident programming and community engagement.






Accessibility, Code Compliance, and Sustainable Design
Beyond cosmetic improvements, DNA Workshop made targeted corrections to the original construction to improve code compliance and long-term accessibility. Modifications included reinforcing shower walls for future grab bar installation and other adjustments to align with Fair Housing and ADA guidelines. A third-party accessibility consultant was brought in to ensure compliance throughout the design and execution phases.
The project was awarded Green Building Standard Gold Certification in recognition of its energy-efficient upgrades and sustainable design approach.

On Time, On Budget, and Ready for What’s Next
Thanks to strong coordination and clear communication among all partners, Phase I was completed ahead of schedule and within budget. Residents were temporarily relocated and returned to their upgraded apartments in just three months—excited to see improvements not just inside their homes, but throughout the entire complex.
This successful first phase has set the standard for future phases of the Villages at Carver redevelopment and reinforces DNA Workshop’s commitment to delivering thoughtful, efficient, and community-centered design solutions.
