Holly Square: Multi-family Housing

This new construction, low-income multi-family complex in Hammond, Louisiana, features two 36-unit buildings. The developer requested that DNA Workshop take advantage of any available tax credit funding to reduce costs while also using its design expertise to create a green energy structure that also met or exceeded specific building codes to protect from severe weather that can occur in Louisiana.



DNA In Action

DNA Workshop designed a pair of two-story buildings, each with 36 residential units. One-, two- and three-bedroom units were designed providing more variety and increasing rentability. The project also included a community center area, which features a variety of residential amenities such as a computer lab, kitchen and a gathering area.

To meet the developer’s request for efficiency, strength, and cost reduction, the DNA team used its experience in these areas and understanding of restrictions and constraints to provide viable solutions. National Green Building Standards® (NGBS) were incorporated in the design to achieve high performance in the areas of resources, water and energy efficiency, as well as indoor environmental quality, and operation & maintenance. During the design process we selected appliances, insulation, and more to meet NGBS criteria and the final design achieved NGBS Gold status. In addition, numerous design elements were selected to ensure the buildings were FORTIFIED GoldTM to strengthen the structure’s roof, windows, and doors to better withstand high winds, hail, hurricanes, and tornadoes.

Throughout the project, DNA Workshop project leads were involved every step of the way with inspectors, contractors, and owners during the building process. Early in the design phase, the experienced team focused on techniques and protocol to allow the building to qualify for Low-Income Housing Tax Credits (LIHTC).



Safe, Efficient, and Affordable Living

Holly Square provides residents a high-quality, efficient and safe place to live with a variety of amenities all at an affordable price. The developer is able to showcase the complex’s energy efficiency and especially its FORTIFIED GoldTM status when marketing to potential tenants. Upon opening, all 72 units were quickly rented and the complex remains a popular housing option for the community.
